We collect rent on the 1st of each month. If a tenant begins their tenancy partway through the month, say on the 20th, we’ll pay you for the days they’re in the property until the end of that month. From then on, you’ll receive the full rent on the 1st of every month, minus any fees or expenses.
Often in the first month you might not receive a payment if the expenses (such as our letting fee, safety certificates, or maintenance work) exceed the rent collected. For example, if the rent is £1000 but expenses are £1200, there won’t be a payment that month.
If your account is in deficit because expenses exceeded income, we usually wait until the following month to issue a statement. This approach has been our policy since 2015, as issuing immediate statements in such situations has previously led to confusion for landlords and issues with their accountants. We ask for your trust in this decision, based on our extensive experience and the consistent feedback from landlords.
